The house
Mornings start on the dock with coffee and a paddle. Afternoons are a one-mile walk from Towd Point Beach. Evenings end around the fire pit while the kids run the lawn. When you want the Hamptons, Southampton Village is ten minutes away and Sag Harbor fifteen.
Two levels, each with its own entrance, give everyone room: grandparents upstairs and kids downstairs by the playroom, or two families under one roof.

Outdoors
Fifty feet of water frontage, a private dock that lights up at night, and a backyard built for long days and late evenings.
Launch the kayaks or the paddleboard from the floating dock, or tie up your own boat and head out through North Sea Harbor to Peconic Bay.
A playset with swings and a slide, a hammock in the shade, a fire pit ringed by Adirondack chairs and a Weber grill by the patio.
An oversized deck runs the length of the house, with seating for a crowd and the water right there.
Every season
Paddle the cove, spend the day at Towd Point, then have dinner on the deck at sunset.
Hank’s Pumpkintown, apple picking at the Milk Pail, an afternoon at Wölffer Estate.
Nights at the fire pit, empty beaches and a quieter Hamptons.
The first paddle of the year, and fresh eggs from North Sea Farms down the road.

Each floor has its own entrance, so two families (or grandparents and grandkids) can share the house and still have space of their own.

Where everyone sleeps
For families
Pack ’n play, high chair, kid’s bathtub, step stool and potties. A playroom with books and toys for all ages, and a garage full of outdoor toys: ride-on car, tricycle, scooter, sandbox and more. Outlet covers, cabinet latches and a baby gate on the stairs.
A low garden fence borders the yard. It isn’t a safety barrier, so please keep children supervised near the water and on the dock.
